Get your free estimateThe Wendell Restoration San Antonio Guarantee
We put our name on every drying job, mold remediation, and water damage repair we do in San Antonio, and that means something specific here. Since 2006, Wendell Restoration has operated on a simple rule: the price is written before work starts, the guarantee is written before we leave, and if the repair fails, we come back free. That’s not sales language. It’s the 365-Day Done Right Promise, and it’s printed on every single job we perform. You’ll know exactly what we’re going to do, what it costs, and what happens if it isn’t right. That’s the whole arrangement, in writing, before you ever sign anything.
What’s Covered
- Workmanship. Every repair we make is covered by a written guarantee for 365 days. If our work fails during that year, we return and fix it at no charge.
- Parts and materials handling. We use professional-grade equipment from Dri-Eaz, Phoenix, XPOWER, B-Air, and Injectidry, deployed under IICRC, RIA, and IFA standards. If a material we installed fails due to our installation, it’s covered.
- Cleanup and site condition. We leave your San Antonio home as clean or cleaner than we found it. Debris from demolition, old drywall, contaminated materials, and equipment packaging all go with us, not into your trash bin.
- On-time arrival. Background-checked, uniformed technicians show up with a live arrival time you can track, not a vague four-hour window. If we tell you we’ll be there at 9:15, that’s when the truck pulls up.
- Honest pricing. The number on your written estimate is the number you pay. No surprise line items, no “we discovered more damage” phone calls that double the bill. If we find something during the job, we stop, show you, and get your sign-off before continuing.
- Photo documentation. You get before-and-after photos by text throughout the job. You’ll see what we saw, what we did, and what the final condition looks like, without having to climb into your attic or crawlspace to check.
Restoration work we handle

Our Satisfaction Promise
If something about our work isn’t done right, here’s exactly what happens. You call (325) 413-9949. A live person answers, not a voicemail. We schedule a return visit at no charge. A technician comes out, assesses the issue against the written guarantee you already have in hand, and either corrects it on the spot or schedules the fix. If the repair fails within the 365-day window, that second visit is free. No deductible, no service fee, no arguing about whether it’s “really” our fault. Blake Sorensen, Owner, stands behind every job with his name on it, and the guarantee is printed on the paperwork before you pay a dime. If for any reason you’re not satisfied with how we’re handling it, Blake wants that call directly. We’d rather fix a problem in week one than hear about it in a review in month six.
Licensed & Insured Backing
A guarantee is only as strong as the company behind it, and we back ours with real credentials, not just promises. Wendell Restoration San Antonio is licensed and insured, which means you have legal and financial recourse if something goes wrong. Our technicians follow IICRC, RIA, and IFA standards on every job, the same protocols used on large commercial loss sites, so the work isn’t just our opinion of good, it’s independently established best practice for the restoration industry. We carry insurance for the work we do in your home, so you’re protected from the moment our crew walks through your door. Add the written 365-Day Done Right Promise on top, and you’ve got something most San Antonio contractors won’t offer: a paper trail that spells out exactly what you’re owed if we don’t deliver.

AfterWhat the 365-Day Done Right Promise Actually Says
We want to be clear about what the promise covers and what it doesn’t, because vague guarantees help nobody. Here’s the plain-language version of what’s printed on your paperwork.
- If our workmanship fails within 365 days, we fix it free. That covers the repairs we made, the materials we installed, and the drying we certified. If a patch fails, if a seam opens, if moisture comes back in an area we dried and verified, that’s on us.
- The guarantee is written on every repair. Not verbal, not implied, not “trust us.” It’s in the paperwork you sign before work begins, and it stays with you after we leave.
- A free second visit if the repair fails. That’s the specific remedy. We don’t charge a trip fee, diagnostic fee, or service call. We come back and make it right.
- It covers our work, not new damage. If a new pipe bursts six months after we finished, that’s a new water damage event, not a workmanship failure. But if the drywall we hung buckles because we didn’t dry the studs properly, that’s covered. We’re precise about the difference, and we’ll explain it in writing.
Why a Written Guarantee Matters in San Antonio
San Antonio’s climate is rough on homes. Long hot summers, sudden downpours during flash flood season, and the humidity that lingers after every storm mean that water damage problems can hide for months before they show up as stains, warping, or mold. A verbal guarantee from a contractor doesn’t help you in October when the repair from March starts showing signs of failure. A written guarantee does. It’s also why we use psychrometric drying (tracking the air’s moisture level so we know when your home is truly dry, not just surface-dry) before we close up any wall or ceiling. The promise and the process work together: we verify the job is done right before we leave, and we back that verification in writing for a full year.
Questions San Antonio Homeowners Ask About Our Guarantee
Does the guarantee really apply to mold remediation?
Yes. Our mold remediation work falls under the same 365-Day Done Right Promise as our water damage repair. If we treated an area and the mold returns because our treatment failed, we’ll come back and re-treat it at no charge. What it doesn’t cover is new mold caused by a new water source, like a leaky roof that started after we finished our job. We’ll explain the difference in writing so there’s no ambiguity.
What if I find a problem after hours?
Call (325) 413-9949 any time. A live person answers every call, 24/7, because water damage does not keep business hours, and neither does Wendell. If it’s an emergency, we’ll dispatch a team. If it’s a guarantee issue, we’ll get you scheduled for the free follow-up visit. Either way, you’re talking to a person, not a phone tree.
Will my insurance company accept your guarantee?
Our written pricing and photo documentation actually make insurance claims easier. Adjusters appreciate a clear scope of work with before-and-after photos, and our digital invoices show exactly what was done and what it cost. We coordinate directly with adjusters and provide the documentation they need. The guarantee itself is between you and us, but the paperwork supports your claim.
How fast can someone actually get here?
For water damage emergencies in San Antonio, we dispatch fast because standing water is doing more damage every hour. For guarantee follow-ups, we schedule as quickly as possible, typically within a day or two depending on the nature of the issue. Call (325) 413-9949 and we’ll give you a straight answer about timing.
Do I really need full remediation or just a cleaning?
Honest answer: it depends on the moisture readings. Sometimes a cleaning and drying is enough. Sometimes you need full mold remediation with antimicrobial treatment (applying agents that kill mold and prevent regrowth). We’ll show you the moisture readings, explain what they mean in plain English, and give you a written price for exactly what’s needed. No upselling, no scare tactics. If it’s a cleaning, we’ll tell you it’s a cleaning.
